Why do I need an appraisal?

Honestly, most of the time you don't.  If all you are looking for is a rough idea of what your property is worth, there are several ways to determine this at no cost, such as reviewing current assessor's records or by using an on-line service like Zillow ®.  Many real estate brokers will provide you with a free Comparative Market Analysis (CMA), especially when there is the possibility of a future listing involved.  We are quite comfortable referring people to these sources when we believe they are appropriate for the situation. 

However, when an accurate, well supported estimate is needed, a valuation prepared by an experienced, certified appraiser is called for.  In addition to purchase and refinance transactions, formal appraisals are usually required for estate, tax and insurance purposes, divorce settlement and mitigation, as well as other legal matters.

What are the different types of reports and which is best for my needs?

Every appraisal report prepared by Snyder Appraisal meets the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP), together with all  federally mandated regulations.  In addition to FNMA form reports, we can develop Restricted, Summary and Self-Contained Narrative Reports for any of the valuations we conduct.  

For use outside the banking industry, the Restricted Report is typically considered the most appropriate type of format, as it provides basic property information and  value conclusions in a direct, easy to understand, cost effective manner.  Give us a call and we will help you determine what type of appraisal report best suits your needs.

How much will my appraisal cost?

The fee for each appraisal is determined by the complexity of the assignment. All valuations conducted by Snyder Appraisal are priced competitively.  When you provide us with specific details and your requirements, we will promptly give you a price quote.

How long will it take to complete my appraisal?

Our usual turnaround time for single family residential appraisals is five to ten working days from the date ordered.  Commercial, industrial, residential income or land  valuations are typically completed within two to three weeks from the date ordered.

We understand that this is a time sensitive business.  While we endeavor to complete all appraisals as quickly as possible, we will never cut corners or compromise the quality of our product.  If a situation develops that might affect the quoted time for delivery of your appraisal, we will let you know immediately.

What areas of Western Washington do you serve?

We appraise all types of real estate in King, Snohomish, Skagit and Island Counties.  However, our extensive network of appraisal  associates covers every region of Washington State. If your property is located outside our areas of service, we can refer you a qualified appraiser in the immediate area to insure your prompt satisfaction.

How is expert witness testimony arranged?

Expert witness testimony is arranged on a case by case basis.  We require a pre-paid deposit for a minimum of two hours before we can provide this service.  Our hourly fees include travel time, as well as any preparation work involved.  Please contact us with your specific needs so we can determine how to best serve you in this manner.

How much is my grandfather's violin worth?

Once every couple of weeks or so, we get a call with this type of question.  Unfortunately, we do not appraise personal property.  However, our extensive network of associates includes antique and personal property appraisers.  If you need an appraisal for these types of items, let us know and we will direct you to a qualified expert who can assist you.
